WALK AND TALK CONSULTATIONS

A Walk and Talk Consultation is a service to help homebuyers who may choose to forego a home inspection. This is a consultation where we’ll walk through the interior and exterior of a home with you focusing on the 5 major components of the home. We will share our observations, concerns, and insights about the home while answering any questions you may have. There will be no report provided so please take notes. This consultation will take 30 mins to 1 hour max. We always recommend a full inspection before closing.

INSPECTIONS

A 5-point limited inspection includes an exhaustive scope of the most critical areas of your home. These include your roof, foundation, electrical system, HVAC system, and plumbing. This type of inspection is ideal for individuals interested in purchasing a home or for a current homeowner who wants to evaluate the condition of there home. We will spend the final 30 mins walking through our findings with you and answering any questions that you may have. You will receive a thorough report explaining all of our findings in detail.

11-MONTH NEW CONSTRUCTION RESIDENTIAL INSPECTIONS

Most new homes come with a one-year warranty. We will inspect your new home at 11 months from top to bottom and inside-out before the end of warranty to identify conditions that may be covered for repairs under the builder’s warranty. We will spend the final 30 mins walking through our findings with you and answering any questions that you may have. You will receive a thorough report explaining all of our findings in detail. Make sure your dream home will stay that way for years to come!

Re-Inspections

Once you’ve had your inspection you may have a list of defects that you want corrected. After the defects have been addressed we will stop back out and verify that the work has been completed properly.

RADON TESTING

Radon testing is a must! Radon is the #1 leading cause of lung cancer among non-smokers. We use continuous electronic monitors to test for radon in your home. This 48 hour test will be accompanied by a report that shows the 48 hour average of the Radon concentration level in the home, as well as an hour by hour breakdown over those 48 hours. If radon is high (over 4 pCi/L) we recommend that you have a Radon Mitigation System installed. We are licensed in compliance with the State of Minnesota.

With Inspection – $200

SEWER SCOPING

One of the most often-overlooked inspections when purchasing a new home is a sewer scope inspection. Despite the fact that a damaged sewer line can cost thousands of dollars to repair, many people do not have a sewer scope inspection, since it is not typically included in the cost of a standard home inspection. This inspection is a visually recorded inspection that will point out any defects that are found with our suggested recommendations. A sewer scope inspection can save you quite a bit of money, and give you valuable peace of mind.
